An emergency maintenance request is defined as a condition that poses an immediate risk to resident health or safety, threatens significant property damage, or makes the apartment uninhabitable. The following situations generally qualify as emergencies: Air Conditioning (HVAC): Considered an emergency when outdoor temperatures are at extreme levels that could impact resident health and the system is completely inoperable. Plumbing: Active, uncontrolled leaks; burst pipes; sewage backups; or major water line breaks. The severity may also depend on the number of bathrooms in the unit (e.g., loss of the only functioning toilet). Electrical: Power outages not caused by the utility provider, exposed wiring, burning smells, sparking outlets, or loss of power affecting essential systems. Heating (when applicable): Complete loss of heat during cold weather conditions. Other Emergencies: Fire, flooding, gas leaks, carbon monoxide concerns, or any issue that creates an immediate safety hazard. Issues that do not pose an immediate threat to safety or property (e.g., minor leaks, cosmetic repairs, appliance malfunctions where alternatives are available) are considered routine maintenance and will be addressed during normal business hours.
